Multi- Family Rentals

The new Dudley Village project has 50 units of affordable rental housing and approximately 6,260 square feet of commercial space located in the Dudley Street corridor of Dorchester Massachusetts. There are 24 units in Dudley Village North and 26 units in Dudley Village South.

Dudley Village is now a flagship for family friendly mixed-use development and is literally changing the face of Dudley Street, where it was formerly a bar and crime hot spot. The project is a model "Urban Village" with healthy density, adjacent commercial businesses, and access to the Uphams Corner commuter rail station only two blocks away. The complex has not only been designed to fit seamlessly into the existing brick architecture of the neighborhood, but it is an excellent model of a green affordable rental property built to Energy Star II levels and featuring a photovoltaic array. The project consists of five buildings on public and private parcels and is distinctive in that it shares computer rooms, a community room, a technology training center, and common green spaces with the adjacent Cottage Brook Apartments, thereby providing a high quality of life for individuals and families who are particularly transit dependent. With this project being just 1/4 mile from our Uphams Corner commuter rail station, it is a prime example of "Transit Oriented Development". Dorchester Bay parcels are now part of the Dudley Neighbors, Inc. (DNI) Land Trust operated by Dudley Street Neighborhood Initiative.





Quincy Heights I & II (129 Units): We signed an MOU for the Three Bays Developments with United Housing Management and Quincy Geneva CDC, and will eventually restore 262 units of distressed, Section 8 housing, ensuring they are preserved as long term affordable Section 8 units. The development team has been assembled, with senior housing project manager, Chris Shepherd, and development consultants Henry Joseph. The first phase --60 units in this Quincy Heights Project is in predevelopment in 2009. We anticipate beginning construction in Year 2-3. Mass Housing is reviewing budgets to refinance all 262 units.

Ramsay St. Properties: While many of our pro-jects are larger in size and scope, we continue to balance our portfolio with small properties that have a very real impact on the community. 21 Ramsey Street had been an infamous cocaine and crack den. We acquired it and have completed predevelopment, we plan to do a gut rehab to turn this former 3 unit property into 4 units of affordable housing. This property is adjacent to our office.
Uphams “West”: This property at 555 Dudley Street is directly across and adjacent to our Dudley Village South and Dudley Village North projects. Acquiring this distressed multi-family and mixed-use building stabilizes 6 more units as affordable rentals, brings 3 vacant units back on line for affordable rentals, and helps the Food Project Expand its office and meeting space into a second and third commercial unit.
