Overview:

65 Bay Street was Dorchester Bay’s first foray into light industrial development. In 2002, we completed the new construction of an 80,000 square foot facility on the site of the former Boston Insulated Wire and Cable Factory, next to the Savin Hill subway station on the Red Line. The site had been a contaminated brownfield.  Using a combination of public sources, Dorchester Bay cleaned up the blighted site and custom built a facility for a printing company, Spire, Inc. The company created over 160 jobs at the facility.  Dorchester Bay sold the property to Spire in 2014, and they continue to grow their business there.

Overview:

In 2010, Dorchester Bay purchased the blighted and long-idle site of the former Pearl Meats factory on Quincy Street, envisioning it as our next light industrial project.  Through a community process, the neighborhood identified job-creation as their priority for this site’s redevelopment.  We partnered with nonprofit CommonWealth Kitchen to repurpose the 36,000 square foot former factory into a state-of-the-art food production facility that CommonWealth Kitchen would manage as a small business incubator, plus kitchen spaces for lease to other small food businesses. We closed on $14 million in public and private financing in 2013, and opened the new Bornstein & Pearl Food Production Center for business in 2014. Within one year, there were 40 businesses working out of the Bornstein & Pearl facility.  As of June 2016, 47 businesses now call the Bornstein & Pearl home, and 70% of them are owned by people of color and women.   Those 47 businesses have created over 140 jobs, all of them right here in Dorchester, and the number is still growing!

Overview:

Spurred by our success at Bornstein & Pearl, Dorchester Bay recently embarked on a partnership with Boston Capital, Escazú Development, and Newmarket Community Partners to redevelop an abandoned light industrial site at 65 East Cottage Street, right next to the Uphams Corner station on the Fairmount / Indigo Commuter Rail Line. We and our partners have been designated as developer by the City of Boston, and have renamed the site Indigo Block. Our plans for the site include new construction of 80 units of mixed-income housing, 4 two-family homes, and 20,000 square feet of light industrial space. The light industrial building will provide space for up to 8 light manufacturing and office use businesses in a mass transit-accessible location. As with our previous light industrial projects, our mission at Indigo Block is to create jobs for local residents of Dorchester, Roxbury, and Mattapan. We anticipate that we will package our financing in summer 2017, start construction in spring 2018, and complete the development in 2020.

Overview:

Dorchester Bay acquired this distressed multi-family, mixed-use building to stabilize 6 units at risk of losing their affordability status, and to add three additional (then vacant) units to the HOME affordability program. The acquisition and rehabilitation also allowed for the Food Project to expand its office and meeting space to run their urban agriculture and health food programming. Upham’s West also includes 21 Ramsey Street, a formerly infamous crack and cocaine den that is now 4 units of affordable housing adjacent to Dorchester Bay’s office space.

DBEDC and the City of Boston received a $20.5M Choice Neighborhoods Initiative grant for revitalization of the Quincy Street corridor.  This project was a central component of the initiative, helping to make Boston the first of the five recipient cities in the country to implement the grant.
